Awaab's Law Comes Into Force in Scotland - New Damp and Mould Duties for Social and Private Landlords
Awaab's Law (the Investigation and Commencement of Repair (Scotland) Regulations 2026) came into force in Scotland on October 6, 2026. It requires both social and private landlords to investigate damp/mould reports within 10 working days, provide written outcomes to tenants, and begin repairs within prescribed timeframes. Unlike England's phased approach, Scotland applies the rules to all landlords from day one. The law is named for Awaab Ishak, who died at age 2 from mould exposure.
